This summer was very active for me and thanks to my many great clients I achieved the #1 REALTOR in July for Re/Max Realty Professionals.

As we head into the 4th quarter of 2017, there is a continued upward trend in the Calgary real estate market which is reflected in activity over the summer months. Modest price gains in June were consistent with a gradual recovery (CREB). July saw a slight decrease in sales compared to last July, yet year to date sales activity was 9% above last year. In August we again saw a modest gain with a rise in new listings.

Employment is improving, and I see continued optimism in the clients I am representing about the Calgary market, both from those that live here and those that are moving to Calgary from elsewhere. This was evident over the summer with 15 sales over $2 million, and 3 properties that transacted over $3 million. With renewed confidence in Calgary is also the realization that supply is somewhat elevated providing buyers with the opportunity to consider all their options before making a purchasing decision. In addition, Low interest rates, and signals of a stabilizing provincial economy are factors in renewed consumer confidence. As always, I recommend my seller’s need to be realistic about their pricing and respond appropriately to the market.

Mortgage rules are continually changing and there is more change coming with increased tightening of approvals and the expectation of the benchmark rate to increase slightly again in the coming weeks. With all of these changes, it is imperative that buyers are pre-approved by a qualified mortgage broker to avoid disappointment.

Having separate clients both sell and buy a property listed at over $3 million this summer, and representing several clients in purchases near or over $1 million, I can tell you there is good reason to be optimistic!
